You’re also welcome to call our Concierge or Leasing Office to set up a time, or stop by during our leasing office hours for a walk-in tour. If you’re unable to visit in person, we’re happy to email virtual tour videos and detailed floor plan walkthroughs so you can explore the community from anywhere.

Applications and Leasing
Applying is simple—you can submit an application online through our property website at your convenience, or stop by the Leasing Office to apply in person. We also offer paper applications at the front desk if you prefer that option. Be sure to ask about any current leasing specials or concessions that may be available at the time of your application.
To complete the application process, you will need a valid government-issued ID, proof of income, and payment of the required fees.
The Moderne offers 19 unique floor plans, including one-bedroom, two-bedroom, and three-bedroom options. Availability changes frequently, so we recommend contacting our Leasing Office or visiting our property website for the most up-to-date availability and pricing.
Our income requirement is that applicants must earn at least 2.5 times the monthly rent in gross income. If there are multiple applicants on the lease, the combined gross income must equal at least 2.5 times the monthly rent.
We offer flexible lease terms, including 7-, 9-, 11-, and 12–18-month options. For details on availability and which lease term is the best fit for you, please contact our Leasing Office.
We recommend Cort Home and Office for furniture rentals. Many of our residents have used their services, and we prefer to refer them for a convenient, reliable furniture rental experience
Yes, renters insurance is required at The Moderne. All residents must provide proof of active renters insurance before or at the time of move-in to protect personal belongings and meet lease requirements.
Move in Support
There are no move-in fees at The Moderne. At move-in, you are only responsible for the prorated rent and security deposit, as well as any optional charges such as storage or parking if you choose to add those.
We do not have any recommended move-in services at The Moderne. Residents are welcome to arrange their own moving company or service that best fits their needs.
Residents are welcome to personalize and decorate their apartments at The Moderne. You may drill holes to mount TVs or hang pictures, and painting is allowed. We simply ask that the unit be returned to its original condition at move-out, with any holes patched and paint restored as needed. For the full guidelines, please stop by the Leasing Office.
Residents can place their move-in boxes in the recycling bins located on each residential floor. If the boxes are too large to fit, you may bring them down to the trash room on the first floor for proper disposal
Residents Support
To file a noise complaint, please contact the Leasing Office or the Concierge desk. Our team will document the issue and take the appropriate steps to address it promptly.
Residents may dispose of their trash in the chutes located on each residential floor. For larger items that won’t fit in the chute, please take them down to the trash room on the first floor.
| Rent is considered late after the 5th of the month. Any payment received on or after the 6th will be classified as late. |
| Package delivery at The Moderne is managed by our Concierge team. Carriers bring packages to the building, and the Concierge documents each item in our system to notify you of its arrival. Packages are then organized in our package room before being delivered to residents. Upon request, the Concierge can also hold packages or place them directly in a resident’s unit for added convenience. |
| Guest parking for The Moderne is available at the 5th Street Parking Structure. Please stop by the Concierge desk to check availability and obtain access details. |
| Subleasing your unit is not permitted at The Moderne for privacy, security, and safety reasons. All residents listed on the lease must occupy the apartment. |
| Quiet hours at The Moderne are from 9:00 PM to 7:00 AM, in alignment with the City of Milwaukee’s regulations. During this time, we ask all residents to keep noise to a minimum to ensure a peaceful community for everyone. |
| Leases may be terminated early under certain conditions. For details on options and associated fees, please stop by the Leasing Office. |
| Lease renewal notices are sent out 90 days before the end of your current lease term. This gives residents ample time to review options and make decisions about renewing. |
| Maintenance requests at The Moderne can be submitted in several ways. You can email the Concierge or Leasing Office, let your Concierge know in person, or stop by the Leasing Office to have a request entered for you. The easiest and fastest option is to download our mobile app and submit your maintenance request directly through there! |
Fees and Payments
| The standard security deposit at The Moderne is $500. |
| Utilities are not included in the rent at The Moderne. Residents are responsible for setting up and paying for their own utility services. |
| You can pay your rent through our mobile app, or by dropping off payment in the Leasing Office or rent drop box. |
| Spectrum Internet is the preferred internet provider partnered with The Moderne. Residents can contact Spectrum directly to set up service in their apartment. |
| There are no monthly amenity fees at The Moderne. All building amenities are included for residents at no additional cost. |
Parking
| We have on-site heated garage parking with an assigned spot is $215 per month. Additional parking options include the 5th Street Parking Structure at $155 per month and the Marcus Center Parking Structure at $113 per month. |
| There are no restrictions on overnight guests at The Moderne. Residents are free to have visitors stay in their apartment as needed. Subject to our policy guidelines. |
| The Moderne offers a limited number of EV charging spots on-site. For additional options, the 5th Street Parking Structure has more EV charging stations available. |

Pets
| The Moderne is a pet-friendly community. Residents are welcome to bring their pets, subject to our pet policy guidelines. |

| Yes, there are pet restrictions at The Moderne. Apartments may have dogs under 75 lbs, or two dogs with a combined weight of 75 lbs or less. Certain breeds are not allowed, including Akita, American Bulldog, American Staffordshire Terrier (all breeds), American Pit Bull Terrier, Rottweiler, Doberman Pinscher, German Shepherd, Chow Chow, Alaskan Malamute, Mastiffs, Wolf Hybrid mixes, Presa Canarios, and any mixes of these breeds. |

Move Out Support
| Residents are required to provide a 60-day notice before moving out of their apartment at The Moderne. |
| Moving out of The Moderne is simple. Submit your 30-day notice, schedule elevator time with the Concierge, and move out all of your belongings. Be sure to leave the unit in its original condition to ensure the return of your security deposit, and turn in your keys to the Concierge when complete. |
| Security deposit refund checks typically take 2–3 weeks to be processed and returned after move-out, assuming the unit is left in good condition and all keys are returned. |
| Any large items left behind in the apartment after move-out will incur a removal charge, which will be deducted from your security deposit. |
